Pipe Replacement (Stambyte)

What does it mean?

A stambyte (pipe replacement) means replacing a building's water and drainage pipes — the vertical pipes running through all floors. It is one of the most extensive and costly maintenance projects in a property, often necessary in buildings from the Million Programme era (1965-1975) and earlier. Pipes have a lifespan of approximately 40-60 years.

For tenants, a pipe replacement means significant disruption during the project. Bathrooms and sometimes kitchens are demolished and rebuilt, and the work typically takes 3-5 weeks per apartment. During this time, tenants may be offered temporary housing or replacement bathroom facilities. Tenants have the right to a rent reduction during the period the apartment cannot be fully used, as well as the right to return to their renovated apartment.
