How to set a fair rent in Sweden
Setting the right rent is crucial for a successful and legal subletting experience. In Sweden, rent is regulated by two main laws: The Private Rental Act (for condos and houses) and The Tenancy Act (for rental apartments).
1. Renting out a Condo or Villa
For owned property (bostadsrätt/villa), the rent is based on your "capital cost" and "operating costs". The capital cost is calculated as a reasonable yield on the property's market value (currently around 4%). You can also include monthly fees and utilities.
2. Subletting a Rental Apartment
The law is stricter for rentals (hyresrätt). You are generally not allowed to charge more than the rent you pay yourself. However, if the apartment is furnished, you can add about 15% to the base rent.
