How to calculate rental price per m²

Price per m² is the most common measure for comparing rents between different properties and areas. You calculate it by dividing the monthly rent by the property’s area in square meters.

A 60 m² apartment at 9,000 SEK/month has a price of 150 SEK/m². In Stockholm, first-hand rents average around 155 SEK/m²/month, while municipalities in northern Sweden often fall below 100 SEK/m².

The price per m² varies significantly depending on property type (apartment, house, room), first-hand vs sublet, location, condition and size. Smaller properties generally have higher per-m² prices since fixed costs (kitchen, bathroom) are spread over fewer square meters.

Price per m² (square meter price) is the monthly rent divided by the property’s area in square meters. It’s used to compare rents between properties of different sizes. Example: a 60 m² apartment at 9,000 SEK/month has a price of 150 SEK/m².

How much does it cost to rent an apartment in Stockholm?

Average first-hand rent in Stockholm is approximately 1,842 SEK/m²/year (SCB 2025), or about 154 SEK/m²/month. A 60 m² apartment costs around 9,210 SEK/month in first-hand rent. Sublets are typically 20–50% more expensive.

The top 20 cities table shows first-hand rents from SCB (Statistics Sweden, table BO0406Tab01). The interactive search is based on 86,000+ rental listings collected from 329 platforms in Sweden, including Blocket, Qasa, Samtrygg and other housing sites.

Why do smaller apartments have a higher price per m²?

Smaller properties generally have higher per-m² prices because fixed costs — kitchen, bathroom, hallway and building infrastructure — are spread over fewer square meters. A studio of 25 m² might be 200 SEK/m² while a 4-room apartment of 100 m² is only 130 SEK/m².

What is the difference between first-hand and second-hand rent?

First-hand rents are regulated by the utility value system, set through negotiations between property owners and the Tenant’s Association. Second-hand rents and private rentals (under the Private Rental Act) are more market-based and typically 20–50% higher.

How do I calculate a fair rent for my property?

Where is the cheapest place to rent in Sweden?

The lowest rents are generally found in northern municipalities like Bjurholm (873 SEK/m²/year), Arvidsjaur and Dorotea. Rural municipalities with low housing demand often have prices below 1,000 SEK/m²/year, compared to major cities where it can be twice as high.
