Reasonable Condition Standard

What does it mean?

A rental apartment must be in "reasonable condition" — meaning it must meet a basic living standard. What's reasonable is assessed based on the apartment's age, rent level, and what's normal for comparable housing.

The landlord must ensure functioning electricity, water, drainage, heating, and ventilation. Surfaces like floors and walls must be in acceptable condition. An older apartment with low rent doesn't need the same standard as a newly built one.

Key Points

  • Apartment must meet basic living standard
  • Assessed based on age, rent, and comparable housing
  • Functioning electricity, water, drainage, heating, ventilation required
  • Older apartments have lower requirements than new builds
  • Defects entitle tenant to demand action or rent reduction

Practical Tip

If your apartment has serious defects the landlord won't fix, you can report to the Rent Tribunal. Take photos and document problems. Compare with similar apartments in the building.
