Tenant Self-Help Right

Land Code Ch. 12, § 11

What does it mean?

The self-help right allows tenants to fix apartment defects themselves and deduct the cost from rent — if the landlord fails to act despite requests.

To use this right, you must have reported the problem in writing, given the landlord reasonable time to fix it, and the defects must be of a nature that affects living quality. It doesn't apply to cosmetic issues but to functional problems like leaking pipes or broken windows.
