What does it mean?
The Act on Renting Out Own Residence (2012:978), often called the Private Rental Act, applies specifically when a private individual rents out their own permanent home. It replaces parts of the Rent Act with simpler rules.
The law gives landlords the right to terminate with one month's notice without stating a reason. Tenants have no tenant protection. Rent is set more freely — it may correspond to capital costs (interest, fees) plus operating costs, which is often lower than market rent but higher than utility value rent.
