What does it mean?
Nyproduktion refers to newly built housing — both rental and cooperative apartments — sold or rented out for the first time. In Sweden, approximately 50,000–70,000 new homes are built annually, but the estimated need is significantly higher. Newly produced homes meet modern standards for energy, accessibility, and materials.
Rental apartments in new construction often have so-called presumption rent — a rent negotiated with the Tenant Association that applies for 15 years without review against the utility value system. Presumption rent is normally higher than utility value rent in older stock. Cooperative apartments in new construction are sold "off plan" before construction and the final price may differ from the preliminary one. Move-in can be delayed and quality issues in new construction are not uncommon — the warranty period is normally 2 years for visible defects and 10 years for hidden defects.
