Cooperative Apartment Purchase Price
What does it mean?
The insats is the price you pay to acquire a cooperative apartment — the amount paid to the seller. It is not the same as the cash down payment (kontantinsats), which is the portion you pay with your own funds (at least 15%). The remainder of the purchase price can be financed with a mortgage using the apartment as collateral.
The purchase price is determined by the market and varies greatly between cities and neighborhoods. In central Stockholm, a one-bedroom can cost SEK 3–5 million, while the same size in a smaller city might cost SEK 500,000–1 million. When buying new construction, the price is set by the developer and may require advance payment. Remember that the purchase price is only part of the total cost — monthly fees, operating costs, and potential renovation needs affect the actual cost of living.
